How long does it take to build a swimming pool in Egypt?

A standard residential pool takes 8 to 12 weeks from ground-breaking to handover. Resort, hotel, and structurally complex projects take 4 to 6 months. Compound working-hour restrictions, rock excavation, and finish selection are the three things that most often move that programme, so we set the schedule after the site survey rather than before it.

What happens at the free site survey?

An engineer visits the plot and assesses ground conditions, levels, drainage, groundwater, access for machinery and concrete, and where the plant room can sit. That visit is what turns a rough idea into a priced, line-by-line quotation. There is no charge and no obligation.

Concrete or prefabricated — which should I choose?

Reinforced concrete gives you any shape, any depth, and the longest structural life, and it carries our 10-year structural warranty. A galvanised steel-panel pool with a liner is faster to install and lower in initial cost, with a 5-year structural warranty and a 1-year liner warranty. Do you handle compound approvals and permits?

Yes. We prepare the technical submissions compound and city management typically require before excavation, and we plan access, working hours, spoil removal, and concrete delivery around their rules at design stage so approvals run in parallel with design.

Can you build a pool in a garden that is already finished?

Accepted Answer

Yes, and it is a large share of our work in New Cairo, Sheikh Zayed, and Madinaty. We plan the machine and spoil routes so the disturbance is bounded, protect what stays, and price the reinstatement openly in the quotation instead of leaving it as an argument at handover.

Do you subcontract the work?

No. Design, structural engineering, construction, waterproofing, MEP and filtration, commissioning, and maintenance are all delivered by our own engineers and crews. One team stays accountable from survey through handover and afterwards.

How much does a swimming pool cost in Egypt?

As a broad guide, small residential pools start around EGP 500,000 and luxury or commercial projects run to EGP 5,000,000 and above. Size, structure type, finish specification, and equipment origin are the main drivers. What is the payment schedule?

Fox Pools contracts are paid in four stages: 35% on signing, 30% at the concrete stage, 25% at the finishing stage, and the final 10% on handover. Each payment falls due at a completed, visible milestone rather than on a calendar date.

What is not included in the quotation?

Accepted Answer

The quotation covers the scope written into it line by line. The cooling room is excluded, along with anything not listed in the bill of quantities. If site conditions demand extra work — most commonly rock excavation or dewatering — we identify it at survey and price it up front rather than raising it later as a variation.

Why do quotations from different contractors vary so much?

Usually because of what has been left out. Waterproofing layers, correctly sized filtration, backfill compaction, and reinstatement are the items that disappear from a cheap quotation and reappear as a repair bill in year three. Compare bills of quantities line by line, not headline totals.

Will I need rock excavation or dewatering?

It depends on the plot. Rock is common in Ain Sokhna and parts of the eastern plateau, and a high water table is a coastal and Nile valley issue. Both are established at the site survey and priced in the quotation, because neither can be improvised mid-build.

How often should a pool be serviced?

Accepted Answer

Weekly for heavily used pools, fortnightly for normal home use, plus a full monthly equipment review. Seasonal chalets on the North Coast and in Ain Sokhna need proper winterising and scheduled off-season visits instead.

What does a maintenance visit include?

How much does pool maintenance cost?

It depends on pool size and type and the number of visits per month. We survey the pool free of charge and quote a clear monthly figure before any work starts, with weekly, bi-weekly, and monthly contract options.

My water has turned green — what now?

Accepted Answer

Green water is almost always a chlorine, pH, or filtration-runtime problem rather than a structural one. Do not keep dosing blindly: we can attend, test, correct the balance, backwash or replace filter media, and confirm the pump runtime is right for the pool volume.

Do you maintain pools you did not build?

Accepted Answer

Yes. We take on existing pools regularly, starting with an assessment of the shell, waterproofing, and plant room so you know the real condition of what you own before signing a contract.

Can you renovate an older pool?

Accepted Answer

Yes — resurfacing, re-tiling, structural repair, waterproofing replacement, liner replacement, and full plant-room modernisation. We establish why the original detail failed before specifying the repair, because finishing over failed waterproofing simply resets the clock on the same failure.

What warranty do you give?

Concrete pool shells carry a 10-year structural warranty. Galvanised steel-panel structures carry 5 years. Liners are warranted for 1 year and equipment for 2 years. Wear parts consumed in normal use — seals, gaskets, filter media, lighting lamps — are excluded, as they are on every pool.

What do I receive at handover?

A commissioned, balanced, running pool plus the handover pack: equipment documentation, warranty terms, operating and dosing guidance, and a walkthrough of the plant room with your household or facilities team.
